A Profile of Rosy [Return to Top]
Top Producer

This year Rosy celebrates 32 years of dedicated work in sales, marketing, and public relations. She started her career in the entertainment field as an assistant to the producer of a Children’s International Festival. She was a pioneer in the travel industry marketing and selling travel packages (flight, hotels, and meals) from world renowned Cadena del Sol. She graduated university with a degree in special education. Rosy ran a management company that provided mammography services in the Forest Hills, NY area. She was instrumental in bringing to the company about 300 to 400 patients every month.

Rosy is a member of the New York State Association of Realtors (NYSAR), a member of the Long Island Board of Realtors (LIBOR), a member of the Multiple Listing Service of Long Island (MLSLI) and E. Certified. Rosy attended and graduated the prestigious Prudential school and Sweat Hogs seminar. She has been trained by top real estate trainers including marketing industry leader Ed Escovar. With less than 2 years as a full time Realtor, Rosy was the winner of the Shiny Star and Excellence award, winning the title as one of Top Producers in her office. She is a CBR (Certified Buyer Representative).

By regularly attending top conferences for realtors she stays ahead of the curve. Rosy lives and breathes Real Estate and providing excellent client service is her life calling….

Rosy has committed herself to the Sunshine Kids Project. The Sunshine Kids project is a non-profit organization dedicated to children with cancer. She contributes a portion of every sale to their cause.

Before we enter into a listing agreement with you, we will do the following:

Prepare a market analysis and price evaluation. One of the many ways we help to arrive at a fair price for your property is to look at the prices of similar properties in your area that have sold as well as the current property listings. We’ll review these with you, making comparisons and adjustments.

Assist in determining the Fair Market Value of your property. We provide statistical data such as average sale to list price percentages, average length of market time, seasonality of sales, location demand and a host of other factors that will allow you to arrive at the best market price for your property.

When you list with us, we will immediately begin implementing our strategic marketing plan to sell your property. Here are the steps:

I. We prepare your property for market by:

Offering suggestions to maximize your salability. Sometimes small changes can make a big impact. Based upon our experience, we will give you advice on how to improve the condition of your property to get a maximum sales price.

Discussing financing options. Some of the offers you may consider may contain terms other than cash. We can explain how sometimes being creative and open to other options may be to your benefit.

Gathering all pertinent documents. There are a LOT of documents involved in the process including the deed restrictions, covenants, association declarations and by-laws, right of refusals, leases and more.

We don’t wait until a contract is offered before we get these ready. A motivated buyer may want them immediately, so we assemble them in advance and have them readily available in our listing file for your property.

Obtaining mortgage information. For future buyer, approval of credit.

Procuring signed seller’s property disclosure. This is required by the state of New York and will be your representation to the potential buyer as to the condition of your property.

Taking professional photographs of the property. If a picture is worth a thousand words, a good picture of your property is worth thousands of dollars. Taking an unlimited number of digital photographs, then editing and enhancing them allows us to broadcast the home in all media, from print to e-marketing and MLS.

Install lockboxes. With your permission, we will affix our state of the art lockboxes to vacant properties so that other agents can view the property with their customers at their leisure with no disturbance to you. More visibility may result in a faster sale for you.

Provide agents with keys. We always keep in our office to make access for agents, inspectors, etc., as easy as possible- and the least disturbance for you.

Placing a yard sign. Where allowed, our signs have the telephone numbers necessary for prospective buyers to directly call our office or receive instant information about you property.

Installing a brochure box. When signs are permitted we attach brochure boxes with flyers about the property so that any interested potential buyer may access information immediately.

II. We maximize the market exposure of your property by:

Implementing a targeted marketing plan. We determine who the most likely buyers are for your property and target the majority of our efforts toward those potential buyers.

Designing professional postcards and flyer. This informational postcard and/or flyer will showcase your home with full color photographs of your property and contain information about features and benefits of the property. These will be used by all co-operating agents to demonstrate the home to potential buyers, and to send information out of town.

Submitting your property to the Multiple Listing Service. This allows the other tens of thousands members of the Board of Realtors and MLS to access all the information they may need to present your property to their customers.
